What EIFS actually is
EIFS — Exterior Insulation and Finish System, sometimes called synthetic stucco — is a multi-layer cladding that combines insulation and finish in one assembly. From the street it reads like smooth or sand-finish stucco. Structurally, it is a lighter, warmer and more flexible wall than cement plaster.
It is the go-to choice for commercial buildings chasing energy code, for architectural elevations with banding, reveals, cornices and shapes that would be heavy in cement, and for homeowners who want the stucco look with better thermal performance. How EIFS works
A modern drainable EIFS wall is built in four functional layers, each doing a specific job:
Water-resistive barrier and drainage plane: a fluid-applied or sheet WRB over the sheathing, with a channeled path that lets any incidental water run down and out the base track.
Insulation board: rigid EPS adhered or mechanically fastened to the substrate, providing continuous insulation that eliminates thermal bridging across studs.
Base coat and reinforcing mesh: a polymer-modified base coat embedded with fiberglass mesh — this is the impact and crack-resistance layer, doubled up at high-traffic areas.
Acrylic finish coat: factory-tinted, textured, and highly flexible, which is why EIFS resists the hairline crazing common on cement stucco.
Every penetration — windows, doors, hose bibs, light boxes, deck ledgers — gets back-wrapped mesh and flashed sealant joints. Those transitions, not the field of the wall, are where EIFS succeeds or fails.

Design flexibility: reveals, arches, cornices, banding and column wraps are shaped in foam at a fraction of the weight and cost of cement detail work.
Managed moisture: drainage-plane systems give water a way out rather than trapping it.
Light weight: less dead load on framing, which matters on retrofits and upper-story additions.
Repairability: damaged sections can be cut out, rebuilt and refinished without redoing the whole elevation.

EIFS repair & moisture management
Most EIFS problems we are called out for in Northwest Arkansas trace back to one of three things: failed sealant joints at windows and penetrations, missing or reversed flashing, or a barrier-era system with no drainage path.
Our repair process starts with diagnosis rather than patching. We probe and moisture-meter the suspect areas, open the wall where readings justify it, and identify where water is entering. Then we dry and repair the sheathing or framing, install proper flashing and a drainage plane, rebuild the board, mesh and base coat, and blend the finish back into the surrounding wall.
For older barrier EIFS on homes built in the 1980s and 1990s — very common in established Bella Vista and Fayetteville neighborhoods — a targeted retrofit of the worst elevations is often more economical than a full replacement, and we will tell you honestly which one your building needs.
